80% or 95% AFUE?

AFUE is the share of the gas's energy that ends up as heat in your home over a season. An 80% furnace vents hot exhaust up a metal flue. Furnaces above about 90% are condensing: they pull so much heat out of the exhaust that water condenses, so they vent through plastic pipe and need a drain. The higher-efficiency furnace costs more to buy, and if your home has an 80% furnace today, the switch can add venting and drain work that this estimate does not include.

Whether the extra efficiency pays back depends on how cold your winters are and what you pay for gas. In a long heating season it uses noticeably less gas; in a mild climate the savings are small.

What size do you need?

Furnaces are rated by input in BTU per hour; the model number usually shows it, such as 080 for 80,000. Size should come from a load calculation (ACCA Manual J) of your house. An oversized furnace short-cycles and costs more to buy without making the house more comfortable. If your current furnace kept the house warm, its size is a reasonable starting point, but a contractor should check, especially if you have added insulation or new windows since.

How your state changes the price

HVAC technicians earn a median $29.33 an hour in the US (May 2025, Bureau of Labor Statistics), from Arkansas ($23.13) in the lowest-paid state to District of Columbia ($40.57) in the highest. The calculator scales the labor part of each estimate by your state's median.

Tax credits

The federal Energy Efficient Home Improvement Credit, which covered part of the cost of a qualifying high-efficiency furnace, applies only to improvements made through 31st Dec. 2025, according to the IRS. Check with your gas utility for any rebate. The estimates here are before any rebate.

Should I buy an 80% or a 95% AFUE furnace?

A 95% furnace burns less gas but costs more and needs plastic venting and a condensate drain. It pays back fastest in cold climates with long heating seasons. In a mild climate, the savings may not cover the higher price for many years.

Why do furnace quotes vary so much?

Beyond the furnace itself, quotes differ on venting, gas and electrical work, ductwork, access and whether the AC coil is replaced at the same time. Ask each contractor to list these separately and to quote the same size and AFUE.
